There is no single price for foundation repair, and a quote that sounds too simple often leaves things out. Here is what actually moves the number.

The factors

• Type of foundation: slab, pier and beam, or a mix
• How far the foundation has moved and how widespread the damage is
• Number of piers or supports needed and how deep they must go
• Access to the work area (landscaping, decks, AC units, tight lots)
• Soil and moisture conditions on the site
• Permits, engineering reports or inspections that apply
• Related work such as drainage, plumbing leaks or interior repairs

Compare written scopes

Ask each contractor for a written scope that lists the problem, the proposed fix, the materials, the number of piers or supports, and the warranty terms. Compare scopes, not only totals.

Interior repairs are separate

Fixing the foundation does not repair cracked drywall, sticking doors or damaged tile. Those are usually separate from the foundation estimate, so ask what is included.

Watch out for

Pressure to sign the same day, vague descriptions of the work, and warranty terms that are not in writing.
